The grand condo plan didn't work out, but now the developers of the former St. Paul downtown police and fire station are taking a different tack: apartments with lots of amenities. Plus,a Hyatt Place Select Service hotel and a new Lund's grocery store on the main level.

Construction is scheduled to start next fall.

According to word today from the developers, they're looking at a 208-unit apartment tower on the corner of 11th and Robert Streets:

"Anchoring the project is a 208-unit apartment tower, located on the corner of 11th Street East and Robert Street. It will incorporate glass, stone and steel for a sleek, modern design. With views of the Capitol grounds, downtown St. Paul, and the Mississippi River, the one- and two-bedroom units range from 694-square feet to over 1,148-square feet. In addition to apartment choices with dens, balconies and second baths, residents will enjoy amenities including a fitness area with a sauna, private parking and a roof garden."

The 170-room hotel is geared for business travelers, with high-tech, self-service facilities including wi-fi connectivity. Rooms feature 42- inch plasma TVs, office desks, and guests can integrate laptops, DVD players, and MP3 players with the TVs.

The grocery store will be about 30,000 square feet.

One last detail, said Bob Lux, a partner in the development: “"Our next step is to secure financing. While we know the financial market is uncertain; there is always opportunity and interest in smart, well-designed projects, and we are confident in this mixed-use solution for downtown St. Paul.”"

Details, details.

Regardless, St. Paul Mayor Chris Coleman is happy: “"Increasingly, downtown Saint Paul is becoming the choice for people wanting a place to live, work and play. This project shows that we can continue to grow during difficult times through wise investment. With the recent additions of new night life, housing and key rehabilitation and remodeling projects of downtown business properties, the future of downtown St. Paul is bright.”"
